Lots in Section I, Section II, and Section III can now be purchased through one of the approved builders. In order to reserve a lot, please contact an approved builder to determine availability. A lot reservation requires a $2,500 non-refundable deposit. If you proceed with purchasing the lot, the $2,500 will go towards the lot price. Should you decide not to purchase a lot, the $2,500 will not be refunded.
Maxwell Farm has not contracted any agents to specifically market the subdivision. All real estate agents are protected for the sale of finished homes and should, therefore, deal directly with the Maxwell Farm approved home builders regarding commissions for the sale of those homes. Maxwell Farm LLC does not plan to sell lots directly to individuals, and therefore, will not pay any real estate commissions or costs for the sale of any lots. Lots must be purchased as a build package directly from one of the approved builders.
Yes. However, in order to reserve multiple lots, a $2,500 non-refundable deposit will be due for each lot.
The typical lot width is 100’. A 100' wide lot is generally more than adequate for a side loading garage.
Each Permitted Dwelling shall contain minimum floor space of 2,200 square feet. The first floor of a one and one-half story or two story house shall contain minimum floor space of 1,600 square feet. In calculating the minimum floor space, only the heated area of the Permitted Dwelling shall be included. All homes must follow the subdivision’s covenants and restrictions. Maxwell Farm is advertised as homes starting from the $500’s, which includes the cost of the lot. However, homeowners ultimately determine the cost based on the selected finishes.
Only four of Greenville’s best builders have been approved to build in Maxwell Farm. No exceptions will be made. The approved builders are J. Francis Builders, Galloway Custom Homes, Goodwin Foust Custom Homes, and Sadler Company.

Home construction is well underway, and there are a number of finished homes, with a number of families already in residence. Please contact an approved builder about building opportunities.
Maxwell Farm has sidewalks, decorative street lamps, and elegant fencing and landscaping surrounding the neighborhood. It does not have a pool, clubhouse, etc. Also, the community is not gated. The subdivision was designed this way in order to minimize HOA fees. In addition, if the community were gated, the County would not maintain the roads which would increase the HOA dues.
Yes, there are street lights and there are sidewalks on one side of each street in the subdivision.
Yes, and several of the already-finished homes have done so.
Yes, the architectural review board must approve your plans and specs prior to construction.
Yes, each home must be approved by the architectural review board. Stone and brick will be the most commonly used exterior finishes.

Yes. The subdivision is currently under the management of HOA Community Management. Annual HOA dues for 2017 are $850.
